GENERAL OUTLINE SPECIFICATIONS

Exterior: Brick

Lobby: Stone tile, barrel vaulted ceiling and wainscoting.

Call System: A call system is provided under cover just outside the main entrance into lobby. Doorbells at residence's entry door provided.

Mailboxes: Each residence is assigned an oversized keyed mailbox on lobby wall.

Elevator: A single high speed elevator with travel speed of 350 ft. per minute. Capacity of 2500 pounds.

Balcony and Doors: Color coated skid resistant concrete and painted metal railings. Insulated full glass sliding door.

Life Safety Systems: All common areas of building are sprinklered.

Windows: Windows with high performance insulated glazing. There is a mix of operable sliding windows and fixed windows.

Gas Fireplace: With surround and mantle.

Heating and Cooling: A centrally located boiler and chiller provides heating and cooling for the building. Each residence has two high efficient heat pumps connected to heating and air-conditioning system.

Central Vacuum: Included.

Insulation: Exterior walls will have 6” fiberglass with 1” rigid insulation for combined R-Value of 24. Sprayed on sound insulation on ceiling deck.

Parking: Enclosed parking with elevator access. Two (2) parking spaces per condominium, leased by Westlake Residential Condominium Association from City of Burlington.

Garage Entrance: Automatic gate at Battery Street entrance.

Storage: A wire cage storage closet is provided in garage for each home.
